How long does a rear extension take?

Single-storey rear extensions usually take 12–18 weeks on site, plus 8–12 weeks for design and approvals. Wrap-arounds and double-storey schemes run longer.

Do I need to move out during the build?

No. Almost all of our clients stay in the house throughout. We dust-seal work zones, share a weekly site plan and keep a single point of contact for the day-to-day.

How much does a loft conversion cost?

Indicative ranges in 2026: dormer £70–95k, L-shaped dormer £85–120k, mansard £110–160k. Final price depends on size, finishes and structural work — we quote against drawings, never per square metre.

Indicative ranges: single-storey rear £55–110k, wrap-around £90–160k, double-storey from £140k. Glazing, kitchen spec and groundworks are the main variables.

Is your price really fixed?

Yes — fixed against the tender drawings. The only thing that changes the figure is something you ask us to change, and we price variations in writing before any work happens.

What deposit do you take?

A small mobilisation payment at contract, then staged payments tied to completed milestones. You never pay ahead of work done.

Do I need planning permission?

Many lofts and rear extensions fall under Permitted Development, but conservation areas, flats and previously extended homes usually need a full application. We confirm which route applies on the first visit.

What about Building Control and structural calcs?

Both are mandatory and both are handled in-house. You receive a complete certificate pack at handover.

Do I need a Party Wall agreement?

Accepted Answer

Usually yes if you share a wall with neighbours. Our in-house Party Wall surveyor serves notices and manages awards as part of the contract.

What if planning is refused?

We revise and resubmit at no extra design fee. In ten years we've not had a scheme we couldn't get through.

Can I bring my own architect?

Yes. We'll review the drawings, suggest where we'd push them further and price the build accordingly.

Can I choose my own kitchen, bathroom and finishes?

Always. We give you an allowance per room and you spend it where it matters to you. Our designer can help you specify if you'd like.

Will the new space match the rest of the house?

That's the brief. We match brick, mortar, joinery profiles and floor levels so the extension reads as part of the original house, not bolted on.

A 10-year insurance-backed structural warranty on every project, plus a 24-month workmanship warranty on fittings and finishes.
