Scope. Full mansard loft with two bedrooms and ensuite, plus a 4m single-storey rear extension opening onto the garden.

Challenge. A tight party wall agreement with both neighbours and a chimney stack to retain meant every steel had to be threaded in by hand.

Outcome. Two new bedrooms, a family bathroom and an open-plan kitchen-diner — adding an estimated £180k to the home's value.

Hip-to-gable loft conversion

Scope. Hip-to-gable loft with rear dormer, oak staircase and a roof terrace looking back over the garden.

Challenge. Conservation area constraints required a slate-matched gable and zinc dormer cheeks signed off pre-build.

Outcome. A principal suite with walk-in wardrobe, ensuite wet room and a quiet reading nook above the eaves.

Scope. Side-return and rear extension with a 6m structural glass slider, rooflights and a poured resin floor.

Challenge. A cast-iron Victorian drain ran directly under the proposed slab and had to be re-routed with Thames Water sign-off.

Outcome. A 38sqm kitchen-living space flooded with light, with bespoke ash joinery built in our workshop.

Scope. Full-width rear dormer with two Velux windows to the front and a compact ensuite tucked behind the eaves.

Challenge. Existing roof trusses were undersized and partially rotten — replaced with engineered ridge and purlins under building control.

Outcome. A calm, light-filled main bedroom with double-aspect views and full-height storage along the knee walls.

Challenge. Owner remained in occupation throughout — strict dust containment and weekend-only noisy works.

Challenge. Cator Estate covenants required heritage-matched bricks and a sign-off on every elevation before works could begin.

Outcome. A 32sqm kitchen-diner that feels twice the size, opening straight onto the family lawn.

Challenge. Conservation officer pre-app required three rounds of detailing on dormer proportions and lead flashing.

Outcome. Two new bedrooms and a family bathroom — invisible from the street, generous from inside.

Scope. Two-storey rear extension on a 1930s semi adding a master suite above and an open-plan kitchen-living below.

Challenge. Foundations had to bridge a Thames Water main — designed under a build-over agreement with cantilevered slab.

Outcome. 60sqm of new living space, a calm garden-facing principal bedroom and a quietly transformed family home.

Scope. Wrap-around extension with a 3m flat rooflight, dark-green shaker kitchen, marble island and herringbone oak floor.

Challenge. Existing rear wall sat on shallow Victorian footings — underpinning sequenced in 1m bays under building control.

Outcome. An open kitchen-diner the family actually lives in, with light from three sides all year round.

Challenge. Dulwich Estate scheme of management required full elevation drawings and a roofing material sample before approval.

Outcome. A serene principal bedroom with treetop views — and full estate sign-off on first submission.

Scope. Glulam oak-frame garden room with full-height glazing, vaulted ceiling and a stone terrace stepping out into the Kent Downs.

Challenge. AONB siting required a low ridge height, natural materials and a discreet drainage strategy on a sloping plot.

Outcome. A year-round room for reading, eating and entertaining — with the landscape doing most of the work.
