Week 0

Conversation

A free 60-minute home visit. We listen first, measure second, and tell you honestly what your house can and can't do.

Weeks 1–4

Design

Concept sketches, then full architectural drawings. Two design rounds included, more if you want them.

Weeks 4–10

Permissions & engineering

Planning, building control, party wall and structural calcs. Handled by our in-house team — you don't chase anyone.

Weeks 10–24

Build

Our own crews on site. A dedicated project manager. Weekly photo updates and a clean, signed-in site.

Final week

Handover

A snag-free finish, a folder of every certificate you'll ever need, and a 10-year structural warranty.

FAQs

Do you do design only?

Sometimes — but most clients value the single-team accountability. Our drawings are produced for our own team to build from.

What if I already have planning?

Brilliant. We'll review the drawings, suggest where we'd push them further, and price the build accordingly.

How fixed is the fixed price?

Fully fixed against the tender drawings. The only thing that changes the number is something you ask us to change.

Where do you work?

Greater London and within the M25, plus selected projects in Brighton, Tunbridge Wells and St Albans.
